Summary: The Business Manager will be responsible for the day to day operations of all OhioStor N Lock facilities including customer service, payment reconciliation, accounts receivable, sales & marketing, facility quality and revenue optimization.
Essential Duties and Responsibilities:
1.) Provide Exceptional Customer Service
Communicate courteously, professionally and timely with all customers via telephone, text and email.
Provide outstanding customer including assessing and resolving customer problems.
Answering questions from potential customers to identify their needs and recommending the best storage solution to reduce stress with their moving experience.
Develop a proficiency of Easy Storage Solutions software to support customers with online rentals, payments, website design, etc..
Maintaining product, procedure and facility knowledge to aid customer support.
2.) Accounts Receivable/Payment Reconciliation
Daily reconciliation of customer payments with bank deposits.
Delinquency management including controlling delinquencies through phone, text, email and mail on a scheduled basis.
Manage the lock-out process and unit auctions as prescribed by law.
Develop and implement promotions to expedite occupancy rates.
Establish and maintain all marketing campaigns via Google Ads, My Google Business, Yelp Biz, Bing Places, Google Maps, Bing Maps, Facebook page, Facebook Marketplace, Craigslist, Better Business Bureau, etc..
Manage and update website.
Maintain a complete understanding of competition within a 5 mile radius to better address customer objections and to combat competition’s prices, expansions, etc..
Respond positively and professionally to all online reviews.
4.) Facility Quality
Clean units, hallways and grounds as needed with inspection report.
Maintain a neat, clean, secure and safe facility and report major issues that need addressed.
Submit workers for facility maintenance issues.
5.) Revenue Optimization
Follow up on all email, text, phone call, social media lead, maintaining a 65% conversion ratio from lead to rental.
Achieve and maintain occupancy and revenue goals each month, maximizing revenue by limiting concessions, discounts and waived fees.
Manage all monthly expenses.
Closely manage customer waiting list and move out dates to minimize unit vacancy time.
Prepare weekly and monthly reports accurately and submit in a timely basis.
Periodic special projects and duties may be assigned based on Company needs and requirements.
Perform market studies on competition in future potential markets.
$1,250 a month dependent upon experience and skill set.
$250 bonus with the satisfactory completion of 90 days of employment.
Bonus system based upon occupancy rates and revenue collection.
$75 Monthly fuel card provided for weekly site inspection reports

1.) Valid driver’s licenses and reliable form of transportation are required in order to perform essential
functions of this position.
2.) Willing to visit facilities weekly or as needed.
3.) Ability to use computer systems and proficiency in Microsoft Office including Word and Excel.
